So… you’re under contract. 🎉
First off — CONGRATS. That’s a big deal.
But here’s what most people don’t realize…
👉 Going under contract is NOT the finish line
👉 It’s actually where the real work begins
And if you don’t know what’s coming next? That’s where stress sneaks in.
So let me walk you through this — simple, clear, and exactly how I guide my clients every single day.
📝 Step 1: The Due Diligence Period
This is where we take a deep dive into the home.
Buyers will:
- Schedule inspections
- Review the condition of the property
- Decide if repairs should be requested
Sellers — this is where negotiations often happen.
And here’s the truth:
This isn’t about perfection. It’s about understanding the home and making smart decisions.
đź’° Step 2: The Appraisal
If the buyer is getting a loan, the lender orders an appraisal.
This determines:
👉 Is the home worth the purchase price?
If it comes in low, we adjust.
If it comes in at value, we move forward.
If it comes in high… that’s a win.
🏦 Step 3: Loan Processing
Now the lender is working behind the scenes.
They’re:
- Verifying income
- Reviewing credit
- Finalizing approval
Buyers — this part is IMPORTANT:
đźš« Don’t open new credit
đźš« Don’t make big purchases
đźš« Don’t change jobs
We want a smooth path to the finish line.
⚖️ Step 4: Title Work & Closing Attorney
Here in Georgia, closings are handled by a real estate attorney.
They:
- Run a title search
- Ensure the property can legally transfer
- Prepare all closing documents
This is one of the biggest differences from other states — and one of the reasons working with someone local matters.
👉 If you’re wondering what that experience actually feels like from a client perspective, you can read more about working with Lisa Ortiz and how I walk people through every step.
🚶♂️ Step 5: Final Walkthrough
Right before closing, buyers do a final walkthrough.
We’re checking:
- Repairs are completed
- Condition hasn’t changed
- Everything is ready
Think of it as your final green light.
🔑 Step 6: Closing Day
This is it.
You’ll:
- Sign documents
- Transfer funds
- Get the keys
And just like that…
🏡 You’re officially HOME.
❤️ Final Thoughts
This process can feel like a lot — because it is.
But with the right guidance, it doesn’t have to feel overwhelming.
That’s why I do what I do — not just to help you buy or sell, but to make sure you feel confident every step of the way.
And if you want to understand why I care so much about helping people through this process, take a minute to read homeownership and generational wealth — because this is bigger than just a transaction.
